Find out your real borrowing power

Hospital salary. Private billing. Locum work. Overtime.
For doctors, that’s normal. But not every lender understands how those income streams fit together — and not every broker knows which lenders will.

You’ve worked hard to become a doctor. Your lending should recognise the profession you’ve built.

The DPM Lending team are medical finance brokers. We understand medical careers, the different ways doctors earn, and how lenders assess those income streams — whether you’re borrowing for a home, an investment or your practice.

As brokers who work with doctors every day, we have access to preferential credit policies that can maximise your borrowing outcomes — including waived Lenders Mortgage Insurance (LMI)* through participating lenders.

Whether you’re buying your first home, upgrading, investing or funding your practice, we’ll help you understand the lending options that may be available based on your individual circumstances.

Why doctors choose DPM

Borrowing well starts before you sign anything.

Before making an offer

SET A COMFORTABLE LIMIT

Base your borrowing on repayments you can manage.

STRESS-TEST REPAYMENTS

Allow for higher rates and realistic living costs.

COMPARE YOUR OPTIONS

Different lenders may assess you differently.

Lender policy matters just as much

APRA has kept the serviceability buffer at 3 percentage points, so lenders generally assess whether you could cope with repayments at a rate well above the one you’re actually offered. Since February 2026, they’ve also been limited to writing no more than 20% of new owner-occupier or investor lending at a debt-to-income ratio of six times income or higher.

These rules bite hardest when you’re trying to maximise borrowing capacity — whether that’s a first home, an investment property, or funding a practice.

This is where a broker earns their keep. Lenders read medical income differently, and the gap between the most and least generous assessment of the same doctor can be substantial. We know which lenders take hospital salary, private billings, locum work and practice income at face value, and we have access to preferential credit policies that can materially improve what you’re able to borrow.
